There is a pressure reducing valve that feeds, through a one-way valve, into the return line just before the 1st pump (on the suction side). The pressure still rises to 20-25 even if the supply to the fill valve is shut off and then returns to 12psi after it cools down back to room temperature.

: Where is the expansion tank located in reference to the fill valve.
The expansion tank is on the supply line.

: Is this a pump or gravity system?
I have two pumps, one for the basement heating circuit and another one for the two floors above.
