Use a known good pressure gauge from the boiler drain valve to establish that the pressure gauge is reading correctly; it shouldn't drip at 15; but an actual 25 or so psig isn't that far away. The temperature gauge can also be wrong (as well as the 4081. A low limit differential of 15-20 degrees is probable, so that works.

No use in buying controls until the right readings are available. aluminum powder grease packets are available through suppliers.
