This forum is wonderful. Kind of a personal consultation with a boiler doctor! One final question.

I have a proposal from a trusted heating company (no cost yet) for a new noncondensing Burnham 167MBH (84% efficient) or a Bryant 150MBH (82.7%) with a loop-subloop arrangement, constant circulation, outdoor reset and of course a factory installed damper. Seem reasonable? - If I decide to replace the boiler. Finally any commentary on Bryany vs Burnham.

Thanks for any replies!! Unbiased knowledegable comments, as have already been provided, ARE GREATLY appreciated!!!!
