Condensing units lose the condensing over the dew point, so you could lose 10% or so; but a non-condensing would never reach the higher efficiency. It is trading cost of the unit for condensing. It could take 20 years to make up the difference between a $1000 unit and a $4000 unit in a small house. No boiler is best. Controls are much the same, the rest is proper installation to make the best use of the boiler to keep it free of damage and corrosion.
