I own a duplex (up/down)that is heated by an American Standard G-28 gas boiler (168,000 btu). I pay the gas bill. Is there any foolproof way of preventing tenants from turning up the heat? I have tried a cover and that was easily defeated.
Also, the time is soon coming when I will need to replace the boiler. Would the cost be about the same to install 2 smaller boilers, change the piping and add another water heater This way the tenants would be responsible for the gas.
