If you can afford one, get a high efficiency boiler, 90%+ efficiency. The company I work for installs Munchkin and Triangle Tube boilers in many of our customers homes with great luck. Both are full modulating boilers (the same with some Weil-McLain's) which means if you have an 80,000 BTU boiler, it can fire anywhere from say 40,000 BTU up to 80,000 depending on the heat draw. Older boilers are either full on or off, no in between. Also, the older boilers loose incredible amounts of the heat they produce through the exhaust, hence it is too hot to touch. The new boilers use PVC plastic flue's as most of the heat is given off to the water it heats.
