I am buying an 1889 3 story Victorian in RI that has beautiful 1-pipe column radiators, but otherwise the system is shot: 1940's asbestos covered boilers half dismantled, lots of evidence of leaky pipes, radiators disconnected, etc.. Is it worthwhile (financially that is) to rebuild this system with new steam boilers? Or is it time to install hot water boilers and run PEX up to new radiators? The old radiators, as far as i've been told, cannot be converted to hot water because they do not connect continuously at their tops for water circulation.

~1700 sq. ft. per floor
gas or oil available
