If you have Natural Gas and oil, you should pick one and go with it. Running two fuels and two appliances is wasteful. An indirect water heater may be the way to go. You can read about them at burnham.com or weil-mclain.com. Don't expect anything more than about 10%, unless you had a real bottom of the line Peerless and it wasn't kept clean. And more exotic controls, etc. can be pricey to replace. Ask what warranty is on the controls. If your chimney +/or fuel storage is in bad shape you might want to look harder at gas boilers if you do have NG. LP gas is expensive.
