How do I determine the right size steam boiler

I own a 2 story building and currently live on the second floor which has steam heat from column radiators. The boiler is an American Standad oil fired steam boiler which is about 35 years old. I'd like to replace it with a more efficent oil fired boiler. How do I determine what size boiler I will need? This house is 90 years old. It has been completely insulated and new vinyl windows installed. One plumber told me to get the same size boiler as the original which is 172,000 BTU. Sounds way to large to me. What is an easy way to determine the right size? I don't know what a heat loss calculation does to determine the right size boiler. How do you use a heat loss calculation to determine a right size boiler? ------I'm open to any advice.---- Thanks Bill C.
