Boiler should never go below 160 or so as a minimum to have reserve heat before the fire catches up. You didn't say if it catches up. Your mixing valve could be adding too much cold water and/or your flow too high. Do you have a little cartridge like that says 5gpm or such on it's side? If it was mine and I had the cash, I'd put in an indirect. With 2" of high R foam the price over an electric would disappear unless you had an electric already. And if you have teenagers-to-be, It would be the best bet. burnham.com and weil-mclain.com etc have a lot of info on-line on them. See what brands are local and check them out.
