Looks like you are fixing the sympthms and not the problem. Looking at your note which indicated that you replaced the feedwater regulator already , that is probably not your problem. The real problem looks like you may have a expansion tank problem. May be time for a new one. Just putting a hose connection on the discharge line of the relief valve is not an answer. By the way, you may want to change the pressure gage since it does not appear to be reading correctly.
