An ergomax is a tank holding boiler water ( a buffer tank) with an internal copper coil HX to run domstic water through to heat. Just like a boiler's tankless coil only placed in a Thermos bottle. It's a fancy indirect HW heater so it doesn't need venting. (www.ergomax.com or www.thermo2000.com)

You could have each apt have it's own wall hung boiler and indirect to make heat and hot water. All this depends on if you have direct HW piping to each apt. If each apt only has a single bath and kitchen, a combo unit might provide enough domestic HW.

Checkout the install manual of a Takagi or other direct vents. There are minimum distances from windows, doors and other vents that might become an issue for you.
