Only a condensing boiler will give you PVC venting that close to a window. I would look at the Dunkirk Quantum 90-50. You'll be slightly over 35K (it has a 45K output) but a small buffer tank should fix that. Cheaper then the munchkin since it's not modulating. Water heaters will not get you over 140 degree water output, better for radiant jobs.
