You have a good plan. The Ultra is modulating, so you can get the larger model, so even if it is too big, it will never use the extra and can modulate down to 80,000 btuh or so.

The fellow who suggested getting a seperate water heater to keep the boiler from wearing doesn't have a clue as to what he's saying, so don't invite him back. Boilers are made to be able to run 24 hours a day if need be. All that runs in a boiler is the solenoid to open the gas to the burner, the exhaust fan and the circulator. They won't wear out noticeably from running. Get an indirect water heater so the 90+ boiler makes the hot water stored in a well-insulated tank instead of the 65% efficient water heater.
