Newer oil fired scotch marine designed 3 pass boilers are very quiet (Buderus, Crown Freeport, Biasi, Viessmann, etc) You could direct vent oil and gas boilers, but some complain of the noise outside and the fumes and water vapor cloud rising from the vent. If you have a chimney now, stick with it and get it lined. DIrect vent only when you have no chimney.
