This will likely be strictly a "payback" issue. How much do you spend a year on heating? How much in terms of real dollars (don't think in "percent efficiency" - think money) will you save by installing the high efficiency unit? If it costs more to buy the condensing boiler (and it will), how many years will it take for the savings to equal this increased up-front cost? If it's, say, 5 years, it might be worth considering. If, on the other hand it's 15 or 20 years before you get your money back in fuel savings on the more expensive (but efficient) boiler, can you really justify this? Only you can make that determination.
