Getting Black Iron pipe threads to seal

I am having a hard time getting the black iron pipe to seal, I am installing a new boiler and I have a couple of connectors that are weaping water. I have been using pipe Rectorseal "5". Cleaning the threads with a wire brush then aply sealent and screw pipes together. There is a note not to over torque to strech the threads. Maybe this is my problem? Please help with a procedure you may have used. I want to be able to assemble these joints with confidence. As you know it is a royal pain to take these apart.
