Zoning a sigle floor seems like overkill to me. When doing 2 floors, I'd rather have 2 hydro air handlers for max zoning adjustment. If cost is a factor, at least look at Dunkirk Quantum, not modulating but condensing. All cast iron gas boilers get low 80% AFUE. Utica and Dunkirk are both owned by ECR International. Utica has the UB 90, just like the Dunkirk Quantum. You'll get better efficency running lower return water temps. An outdoor reset control will fire the boiler to cooler temps when outdoor temps are milder. You only need 180° water on sub freezing days and when the indirect calls for heat.
