Burnham Useful Life

I purchased a home three years ago that had a Burnam gas fired steam boiler that was insatalled in 1989. When I attempted to fire up the boiler for this seasons heating season the step opening valve was siezed. Aftering consulting with my heating contractor, it was assesed that the system was leaking over an extended period and that the entire unit had to be replaced. My question is twofold, first is eleven years of useful life normal for a Burhnam or any other type of steam system and secondly after numerous phone conversations with the manufacture's customer support it was finally devulged that the warranty had indeed expired, but even if it did not the warranty was not transferable. The second part of this question is what I find extenmely disturbing. Are there that many people who purchased previously owned homes as unaware or misinformed as far as warranty liability?
