If your house is old enough to have steam, is it insulated well, drafty etc, hot water off the boiler all year? You may save a little converting, but a lot by weatherizing. A 5500sqft bldg where I come from would cost quite a bit unless really built to modern standards. Hot water can get heat to the space sooner for the warmer months if you leave the stat up on those days that want 1 hr of heat. Hot water can be controlled for more even heating.
