Why are you replacing the blr? My criteria is usually because I can't slow the leakage down to a negligible drip. New doesn't usually mean enough more efficient to cover $2-3000 in costs. You'd be better off keeping the boiler that is only 11 yrs old and add an indirect water heater, and convert to water or leave it as is. You'd leave your supply there and sweat in returns of 3/4in copper throwing in a dielectric union somewhere for the different metals. If you like steam, just convert the one zone with a wall hung or ceiling radiator if you want. If you are planning on moving, any realtor will tell you that any money should go into fireplace/kitchen/bath. Low fuel prices are nice to show, but I'd start with a good blown in insulation job that cuts air leakage and conduction.
