It sounds like a helpful story. The boiler should be serviced yearly. If you don't have it serviced, the story that the gasket should be replaced sounds like a hint to get it serviced at least every other year. Removing the gasket to get to the tubes may damage the gasket, so the probability is high that it would need replacement if the unit is serviced yearly. A gasket is not costly, but don't save its cost by not having the unit checked for safe and efficient operation yearly.
