It is common for boilers to rust out at the water line where water, iron and air meet. It becomes above the water line as the water leaks out down to there and when it cools it is lower yet. Raise the water level slowly while firing until your at the top of the glass and look for steam and water in the firebox, casing, chimney etc. can you see every bit of pipes, including in crawlspaces etc, and none buried. All vents and valves shut tight, I bet on the high water line then or an over active imagination or a pipe that disappears through a cellar wall.
