Regardless,10 years on something that is running 24/7 The bearings need to be changed out and right now,Why wait until you have to do it and cause down tme.Also you'll be able to see if the bearings are sealed or not.If they are I would go with a shielded brg and pop off the shield that faces the grease inlet side of the housing.Pack the brg with grease after you have it installed.Once everything is back together,pull the the bottom grease plug start the motor and add grease until it starts coming out of the plug,let the motor run approx 30 min to get to temp,clean the excess that has came out,install plug,and add about 5-7 pumps of grease every 3 to 4 months.Bearings are cheap,down time is not.Bearings do have a life,if you look at the spec sheet that comes with the new bearing,you'll see a number like L10 this means that this brg average life is 10 years.Change the bearing now,and don't even question something like that,much better to do it in relaxed conditions.
