IMO you are going in the opposite direction from efficiency. A new hot water boiler will be more efficient than any of the choices you are providing. You already have one hot water zone and the controls for it. Converting the rest to hot water will give you a great savings in operating cost. The external domestic water heating tank is an excellent added zone.
